Today’s youngest workers are smart and energetic, but often they have some rough edges that need to be softened. If you’re in charge of one or more 20 somethings, follow this advice from the Society for Human Resource Management:

• Tailor your training. Don’t try to cram every worker into the same training program, especially younger ones. Assess their experience level, get a good idea of what they know, and design training that fills in their gaps and reinforces their skills.

• Take advantage of their strengths. Find out what they’re good at, and start off with assignments that use their talents effectively. They’ll gain confidence, you’ll look good, and together you can work on expanding their skills so they can advance.

• Give lots of feedback. Veteran employees usually know when they’re doing a good job and where they need help. Younger employees may not. Keep an eye on them and give them lots of feedback - both positive, when they perform well; and constructive, where they need improvement. When they know you’ll hold them accountable, they’ll try harder to succeed.

• Ask for their opinions. Ask your young employees if your approach to training and management is working for them. They may spot areas you could pay more attention to, or things they want to learn that you’ve neglected. They’ll improve, and realize that you trust their point of view.

Canadian housing starts rose by 18.9k (7.6 per cent) to 267.3k units in April at a seasonally-adjusted annual rate (SAAR). Comparing year-over-year, starts were down from April of 2021 (-3.1 per cent y/y). Single-detached housing starts declined 1.5 per cent to 83.2k, while multi-family and others rose 12.3 per cent to 184.1k (SAAR). 

In British Columbia, starts jumped 59.3 per cent in April, rising to 52.1k units SAAR in all areas of the province. In areas in the province with 10,000 or more residents, single-detached starts rose 13.6 per cent m/m to 9.4k units while multi-family starts jumped 93 per cent to 39.9k units. Starts in the province were 32.5 per cent above the levels from April 2021. Starts were up by 16.7k units in Vancouver, 2.4k in Victoria, 1k in Kelowna, and 1.4k in Abbotsford from last month. The 6-month moving average trend rose 6.8 per cent to 42.3k in BC in April.

Vancouver, BC – May, 2022. The British Columbia Real Estate Association (BCREA) reports that a total of 8,939 residential unit sales were recorded by the Multiple Listing Service® (MLS®) in April 2022, a decrease of 34.9 per cent from a record April 2021. The average MLS® residential price in BC was $1.065 million, a 12.9 per cent increase from $943,765 recorded in April 2021. Total sales dollar volume was $9.5 billion, a 26.5 per cent decline from the same time last year. 

“Canadian mortgages have sharply increased, surpassing 4 per cent for the first time in a decade,” said BCREA Chief Economist Brendon Ogmundson. “With interest rates rising, demand across BC is now on a path to normalizing. However, given existing levels of supply, markets conditions remain tight.”

Provincial active listings were 7.5 per cent lower than this time last year, though listings are starting to accumulate in some markets as demand fades. However, it will likely take a year or more for the supply of listings to return to balanced market levels.

Year-to-date, BC residential sales dollar volume was down 10.7 per cent to $38.4 billion, compared with the same period in 2021. Residential unit sales were down 24.2 per cent to 35,618 units, while the average MLS® residential price was up 17.8 per cent to $1.078 million.

Sometimes people say things to you at just the right time, and they change your life forever. Perhaps it was a coincidence, or perhaps it was part of a mysterious master plan. Perhaps everyone you meet in life, you meet for a reason. You learn something from that person, and sometimes the lesson is quite stark. Here’s an example of what I mean:

A 13-year-old boy tried to convince his 8-year-old brother to skateboard down a small hill. It took quite a while, as the younger brother was really nervous about it.

They were at a big, public park, and nearby there was an old woman who looked about 75 years old. She was sitting on a bench watching them.

The younger brother was practically crying, and the older brother was embarrassed that he was being such a wimp.

He kept saying, "I might crash. I'm afraid!"

The older brother was really putting the pressure on when the old woman got up and walked over to them. The boys thought she was going to tell them to quit arguing.

Instead, she raised her fist defiantly at the younger brother and said, "So be afraid! And then do it anyway!" He swallowed and took off. And he did just fine.

It was a revelation that it's not about being unafraid. It's about being afraid and doing it anyway.

One day I overheard the teacher tell the inspector that I was "addled" and it would not be worthwhile keeping me in school any longer. I was so hurt by this that I burst out crying and went home and told my mother about it.

Then I found out what a good thing a strong mother is. She came out as my fierce defender. Mother love was aroused, and mother pride was wounded to the quick.

She brought me back to the school and angrily told the teacher that he didn’t know what he was talking about. In fact, she was the most enthusiastic champion anyone could ever have, and I determined right then that I would show her that her confidence was not misplaced.

The man telling the story about his mother’s love and commitment is Thomas Edison.

One of the most prolific and ingenious inventors of all time, Thomas Edison was homeschooled until he set out on his own at the age of sixteen, openly grateful for his mother’s support and education throughout his life.

Not only can we acknowledge Edison’s mom, who eventually lit the way for us all, we can also acknowledge all moms who respond with love, courage, and wisdom every day.

After growing in February and March to a record level, Canadian employment was little changed in April at 19,601k. The labour market is tight, with the Canadian unemployment rate declining by 0.1 to 5.2 per cent, the lowest rate on record since comparable data became available in 1976. The total hours worked fell 1.9 per cent in April while average hourly wages were up 3.3 per cent on a year-over-year basis, similar to March and February. Wage gains are below the inflation rate, however, which clocked in at 6.7 per cent year-over-year in the most-recent data. The employment rate held steady at 61.9 per cent.

Employment in BC was largely unchanged in April at 2,736k. Metro Vancouver's employment growth was also largely flat at -0.2 per cent month over month. The unemployment rate rose in April for a second month in a row, reaching 5.4 per cent and surpassing Canada's rate for the first time since mid-2020.
